Timing is an important part of any sale. Consider the timing of selling your house. Are you under a deadline to relocate? Would you be willing to be packed and moving in 3 weeks? 8 weeks? Give me a call and we can discuss your motivations for selling and we can come up with a timeline that works for you.

CHOOSING THE RIGHT REALTOR

There's more to choosing a real estate agent than finding someone to stand at your open houses. Everybody has their own style of communication and REALTORS are no different. You need to feel comfortable talking to your REALTOR. Don’t be afraid to ask questions, interview the candidates. A good agent will know the market and supply you with information on past sales and current listings. They should also provide a solid marketing plan which should indicate how much your home should sell for. I’ll sit down with you so we can get to know each other and I can tell you about my strategy for marketing your home, and if at the end of our chat you feel comfortable with me then we can talk further about our next steps in working together.

SETTING A PRICE

Setting the right price will help attract buyers. I know the importance of keeping up to date on factors that can affect our market; whether it’s a large development that will specifically affect your neighborhood, or something far more broad like a change in interest rates. I’ll do a comparative Market Analysis (CMA) to the homes recently sold, active and expired in your area and together, we will set the listing price.

FINDING A LAWYER OR NOTARY

You need to choose a lawyer or notary to do your conveyance; it's where they transfer the title of the property from the seller to the buyer. Ask them how they structure their fees and get an estimate of all other costs you can expect. If you’re not sure of who to use just ask me. I’ll be happy to send you a list of companies that I trust.

PREPARE YOUR HOME FOR VIEWERS

Little things go a long way in selling your home for top dollar. Make sure that it stays impeccably clean and clutter-free. Think about completing easy tasks like new paint or fixing that pesky screen door that you’ve been thinking about for months. Maybe add some quick, affordable touches like updated door handles or light switch covers.

CLOSING THE DEAL

Let’s fast-forward a bit. You chose a REALTOR, let’s say it was me. We talked about the current state of the market and I presented you with the CMA that I prepared. I explained my marketing strategy using traditional avenues like the MLS, digital avenues like websites and social media and face-to-face methods like open houses and REALTOR sneak peeks. You fixed that screen door. The open houses went great and after successful negotiations you’ve accepted an offer! Now what? I’ll still be there to help navigate you through the next steps in selling your home. Things like contacting your lawyer, satisfying any conditions that may be required in order for you to complete, contacting utilities and communications companies and finding a trustworthy moving company.
